Description of the site & surroundings
The site, a 713m2 rectangular block, with an angled frontage, is situated at 5 Wyargine St, Mosman. The orientation of the block is east-west along its long axis, which is ideal for taking advantage of northern aspect of any proposed dwelling, although the neighbouring dwelling to the north will present some problems in terms of overshadowing. The block is on two relatively level areas (divided by a retaining wall) except where it adjoins the footpath, approximately 6.5 metre in width, that slopes down to the street. A driveway joins an underground garage with access to the site through adjacent stairs leading up to the block. The site begins above a rocky outcrop (approximately 4 metres in height). The two adjacent properties are both one and two storey brick residences with tiled roofs. The property directly behind the site is of a similar construction. There are medium sized trees along the sites boundaries. Because the site is elevated above the street, there are immediate views to the eastern coastline with some clear views, through the houses below, of Edwards Beach and Sydney Harbour (approximately 50 metres in direct line). Adjacent to Edwards Beach and to the south is the popular Balmoral Beach.Planning controls
